I'm Considering Redevelopment
Infill land value versus income value — and resident protections.
In parts of Phoenix, Tempe, Mesa, Scottsdale and Tucson, the land under an older park can be worth more than the park's income. That conversation starts with zoning, lot size, frontage and utility capacity.
Arizona also has statutory protections and a Mobile Home Relocation Fund tied to park closures and change of use. Any redevelopment path must account for notice requirements and relocation obligations for residents.
What matters most in Arizona
- Check current zoning and the municipality's general plan designation first.
- Closure/change-of-use notice and relocation rules apply; get Arizona counsel involved.
- Compare land value per acre against the value of the income stream before deciding.
