Most small Arizona parks are not run on accounting software. Rent is collected in cash, checks, or Zelle, and expenses live in a checkbook and a folder of receipts. That does not disqualify your park.

A workable starting picture can be rebuilt from a handwritten rent roll, twelve months of bank statements, the property tax bill, and your water, sewer, trash and electric bills.

What matters most in Arizona

  • A current rent roll with lot numbers, rent amounts and occupancy is the single most useful document.
  • Twelve months of bank statements substitute for a P&L surprisingly well.
  • Utility bills reveal usage patterns, leaks, and the real cost of summer water.
